How much does a new roof cost in Bristol?

It depends on the size of the roof, the materials chosen and access. As a rough guide, a full re-roof on a typical Bristol terraced house usually falls somewhere between £5,000 and £12,000, with natural slate at the higher end and concrete tiles at the lower end. Smaller repairs can be much less. Every property is different, which is why we visit, inspect the roof properly and provide a free written quote with no obligation.

How long does a re-roof take?

Most domestic re-roofs take between one and two weeks, including scaffolding, stripping the old covering, renewing the membrane and battens, and laying the new tiles or slates. Weather can extend this slightly, but the roof is always left watertight at the end of each day.

Do I need planning permission for roofing work?

Usually not. Like-for-like repairs and re-roofs are normally covered by permitted development rights. You may need permission if your property is listed, sits in a conservation area (parts of Clifton, for example), or if you are significantly changing the roof shape, such as adding a large dormer. We advise on this during the quote and can point you to Bristol City Council guidance where consent is needed.

What is an insurance-backed guarantee?

An insurance-backed guarantee protects you if the company that carried out your roofing work ceases trading during the guarantee period. The insurance covers the workmanship guarantee you were given, so you are not left without protection. How long does a flat roof last?

It depends on the system. Traditional felt typically lasts 10 to 20 years, GRP fibreglass around 25 to 30 years, and EPDM rubber 30 to 50 years when properly installed. If your existing flat roof is nearing the end of its life, replacing it with a modern EPDM or GRP system is usually more cost-effective than repeated repairs.

Do you handle emergency roof repairs?

Will my roofing job need scaffolding?

Most re-roofs and larger repairs require scaffolding to comply with working-at-height regulations and to protect your property. Some small repairs can be done from ladders or towers. Where scaffolding is needed, we arrange it and include the cost in your quote so there are no surprises.

How do I know whether I need a repair or a full re-roof?

A few slipped or cracked tiles, a leaking valley or failed flashing can almost always be repaired. Signs a roof may be reaching the end of its life include widespread slipped tiles after every storm, daylight visible in the loft, crumbling underfelt, and persistent damp. We will always recommend a repair where one makes economic sense — we only suggest a re-roof when patching would cost you more in the long run.
